Roof and Property Moss Removal in Mill Bay

Mill Bay sits at the south end of the Cowichan Valley on the Saanich Inlet, just over the top of the Malahat climb. The land here falls away toward the water, and most of the housing is built into that slope: treed lots and small acreages on the upper benches, newer subdivisions filled in below, and a lot of homes holding a view down to the inlet. That view is almost always framed by second-growth fir and cedar left standing when the lots were cleared, and those trees are the reason moss is so consistent here.

Old trees over newer roofs

A subdivision built in the last thirty years often has a sound roof under a canopy eighty years older than the house. Douglas fir and western red cedar shed needles and small branch litter through the whole wet season, roughly October to March. That debris lands on the roof, holds water like a sponge and gives moss somewhere to root. It gathers in the lower third of the roof, on the north-facing slope, and under any overhanging limb. On a Mill Bay lot with mature trees on the uphill side, that can add up to most of one roof plane.

Nearly all of these roofs are asphalt shingle, and asphalt shingle must never be pressure washed. The water strips the mineral granules that protect the mat underneath and takes years off a roof in an afternoon. Moss comes off by hand, the debris that fed it gets cleared, and the surface is treated. What is left dies back and weathers off over the following months rather than disappearing the same day.

A commuter town does not look at its roof

Mill Bay runs on the commute. Between the Brentwood Bay ferry crossing and the Malahat, plenty of people leave before it is light and get home after dark, and the roof is the last thing anyone thinks about. A moss problem builds through exactly the months nobody is outside looking up. By the time it is obvious from the driveway, it is usually already working on the shingles.

Moss wicks water sideways under the course above it and lifts the shingle edge. Freeze and thaw cycling then prises it further apart, and that is how moss turns into a leak. The same debris fills gutters, and a blocked gutter on a sloped lot pushes water back under the roof edge and down the fascia — a much bigger repair than the moss ever was.

Driveways, paths and window frames

Long sloped driveways are normal in Mill Bay, and a mossy concrete slope in February is genuinely slick underfoot. The shaded stretches under trees and anything on the north side of the house are the worst of it. Window frames are the other place moss hides: the glass looks fine while the frame channels, sills and weep holes pack up with growth, water sits in the channel with nowhere to drain, and the frame starts to rot from the bottom.
